Deeded Real Estate

Actual Title

You receive a recorded deed for a fractional undivided interest in a specific residence. Resaleable, transferable, inheritable. Not a "membership" or "use right."

Fraction Sizes

1/4 or 1/12

1/4 share = ~13 weeks per year. 1/12 share = ~4 weeks per year. Most FSRC inventory is 1/12. Aviara historically also offered 1/4.

Network Credits

Exchange System

Each fractional interest comes with Network Credits — used to exchange usage time across all 6 FSRC locations. Aviara and Scottsdale also exchange through Interval International.

Annual Dues

$5K–$25K/yr

Maintenance fees per fraction cover housekeeping, full Four Seasons resort access (spa, pools, F&B credits), concierge, valet. Significantly higher than mass-market timeshare.

Key facts.

Resale availability: Four Seasons Residence Club inventory is mostly developer-sold. Active resale market exists but is limited compared to points-based timeshare brands. Expect to work with specialty fractional brokers (Fidelity, SellMyTimeshareNow, fractional-only firms) rather than mass-market timeshare resellers.
What you get: Beyond the deeded weeks themselves, FSRC ownership includes pre-loaded room with all the things Four Seasons hotel guests get (housekeeping, F&B credits, fitness, spa, concierge). Owners describe the experience as "owning a Four Seasons hotel suite" — and the maintenance fees reflect that.
What you don't get: Unlike points-based systems where 1 point = 1 point regardless of who bought it, fractional ownership has stronger ROFR (right of first refusal) provisions. The Four Seasons resort entities may have buyback rights on resale transactions, particularly for prime locations like Vail and Jackson Hole. Verify ROFR status before closing.
