Six luxury Montage-branded fractional residence properties across the U.S. and Mexico. Originally launched as the Ritz-Carlton Club at Kapalua Bay (2009), the inventory was rebranded as Montage Residences in 2014. Each 1/12 fractional interest gives owners 21 deeded days per year — a meaningful step up from week-based timeshare. Kapalua management transitioned to Marriott on March 14, 2026.

Timeline.

2009
Property opens as Ritz-Carlton Club & Residences at Kapalua Bay. 84 whole-ownership + 62 fractional condos. Bad timing — opens during the financial crisis. Only 13 of 82 whole-ownership units sell; another 15 go to Exclusive Resorts.
2014
Montage Hotels & Resorts takes over management. Property rebrands as Montage Residences Kapalua Bay. Brand expanded to include sister properties at Deer Valley, Beverly Hills, Laguna Beach.
2014
Montage acquires management of The Inn at Palmetto Bluff (Bluffton, SC). Lifestyle brand Pendry Hotels launches as the more casual sibling.
2018
Montage Los Cabos opens. Pacific Mexican coast luxury.

Marriott takes over Kapalua Bay management. Montage management contract ends. Fractional owners retain their deeded interests — but the property no longer carries the Montage brand. Now operating as "The Resort at Kapalua Bay" under Marriott. Other 5 Montage properties continue under Montage management.
For resale buyers watching Kapalua: The Montage→Marriott transition is significant. Fractional owners still hold their deeded 1/12 interests, but now under Marriott's operational standards rather than Montage's. Marriott Bonvoy integration may bring some upside; however, ROFR, dues structure, and reciprocal access at the other 5 Montage properties may be affected. Verify current status before any purchase.

Original Ritz-Carlton inventory still trades. Many fractional units originally sold as Ritz-Carlton Club (2009) still appear on the resale market with that original deed designation. The brand has changed twice (Ritz → Montage → Marriott at Kapalua), but the underlying deed structure remains the same 1/12 fractional interest.
Active resale market: Specialty brokers like Maui Elite Property, Hawaii Real Estate Search, and Island Sotheby's list Kapalua Bay fractionals. For Deer Valley, Laguna Beach, Beverly Hills, Los Cabos, and Palmetto Bluff, fractional-specialty brokers and direct Montage sales are the primary channels. Expect 30–60 day closing timelines.
Annual costs are substantial. Maintenance fees in the $20K–$50K range per fraction are normal. Plus special assessments — Kapalua Bay had a multi-million-dollar exterior renovation assessment in recent years; Building 2 has a scheduled renovation Oct 2026–July 2027 with associated costs.
