Every listing on ResortFlips is verified, and every rental payment is held securely until the guest checks in. Here's exactly how it works — whether you're booking a stay, buying a week, or listing your own.

When you rent or buy through ResortFlips, you never wire money to a stranger and hope for the best. We verify the listing is real, confirm it with the resort, and hold your payment until your stay is secured. If something doesn't check out, you're refunded.

Renting a week

You find a verified listing
Every rental shows what's been confirmed. A ✓ Reservation Verified badge means we've matched the booking to the resort's records — the confirmation number and the name on file.

You book — and we confirm with the resort
Before your card is charged, we contact the resort directly to confirm the reservation exists, covers your dates, and can be transferred to your name.

Your payment is held — not handed over
Your payment is held securely through our payment processor. The owner does not get paid yet. The money sits protected while the reservation is put in your name.

The owner adds your name to the reservation
Within 48 hours of booking, the owner updates the reservation to show you as the guest. You can call the resort yourself to confirm your name is on it.

You check in — then the owner gets paid
Funds are released to the owner 24–48 hours after you successfully check in. If the reservation isn't honored at the front desk, you get a full refund and we pursue the owner directly.

This is the core of how we protect renters. The owner is only paid once you're actually in the unit — so a no-show reservation never costs you anything.

The listing is ownership-verified
An ✓ Ownership Verified badge means the seller has provided proof of ownership — a deed or recent maintenance-fee statement — and attested that fees are current with no liens.

You make an offer, funds go to escrow
When you agree on a price, your funds are held by a neutral closing agent — never paid directly to the seller before the transfer is done.

A clean-title check confirms the transfer
At closing, the resort issues an estoppel letter confirming exactly what's owned, that fees are current, and that nothing is owed. This is the document that guarantees a clean transfer.

Ownership records — then the seller is paid
Funds release to the seller only once the deed records or the club confirms the ownership has transferred into your name.

Why sales and rentals are verified differently
A rental is about one reservation — so we verify the booking. A sale transfers ownership permanently — so we verify the ownership itself and that it's clean to transfer. Different risk, different check.

✓ Reservation Verified
The booking is real and confirmed with the resort. We've matched the confirmation number and the name on the reservation against the resort's records.
🔒 Funds Held to Check-in
Your payment is protected until you arrive. The owner is only paid 24–48 hours after you successfully check in.
✓ Ownership Verified
The seller owns the week and it's clean to transfer. Confirmed against ownership documents and resort records, with fees current and no liens.
⏳ Awaiting Reservation
A points or floating week that isn't booked yet. You can see it, but it can't be booked until the owner reserves specific dates and we verify them.

Listing a rental

Tell us about your reservation
If you have a confirmed week, you provide the name on the reservation and the confirmation number. If you're listing points or a floating week you haven't booked yet, you can still list — see step 2.

Points & float list as "Awaiting Reservation"
You can't rent out a week that doesn't exist yet, so points and floating listings go live as ⏳ Awaiting Reservation. Renters can express interest, but booking unlocks only after you reserve specific dates and add your confirmation number.

We verify it with the resort at booking
When a guest books, we confirm your reservation directly with the resort. Once it checks out, your listing carries the ✓ Reservation Verified badge.

Add the guest's name within 48 hours
After a booking, you update the reservation to add the guest's name. They'll confirm it with the resort.

You're paid after the guest checks in
The guest's payment is held securely and released to you 24–48 hours after they check in. This is what lets renters book with confidence — which means more bookings for you.

Listing a week for sale

Upload proof of ownership
A copy of your deed, a recent maintenance-fee statement, or an owner-portal screenshot showing your name. This earns the ✓ Ownership Verified badge once reviewed.

Confirm your ownership is clean
You attest that your maintenance fees are current and there are no unpaid special assessments or loans against the ownership. A week with arrears or an active loan can't transfer freely.

We review, then your listing goes live
Our team reviews your documents within 1–2 business days. Once approved, your listing publishes with its verification badge.

Clean transfer is confirmed at closing
When you have a buyer, the resort issues an estoppel letter confirming clean ownership before any funds are released to you. Buyer funds are held in escrow until the transfer records.
